Buying

Do you charge buyers?

Yes. Ultra charges a buyer 1% of the total deal amount, and the seller pays the same 1%. The fee is paid after registration. Raghav states it before any work starts and agrees it in writing, so you know the exact figure for your deal before you begin.

Can I see off-market inventory?

Yes. Off-market first is how Ultra works: buyers see properties before they go public. Share your budget and colonies with Raghav and he will send what is currently available, alongside the verified listings already on this website. Tell him what you would never compromise on, such as park-facing or a particular floor, so the shortlist stays short.

What budget do I need to buy a builder floor in South Delhi?

Builder floors in South Delhi start at Rs 5 Cr, and Ultra's range runs to Rs 40 Cr+. Bungalows and collaboration deals are priced colony by colony, so Raghav confirms the figure once he knows the colony and plot size you want.

Selling

How long does it take to sell a builder floor?

It depends on price, colony, floor and how complete the papers are. Raghav gives you an honest expectation after seeing the property and its documents, and he adjusts the plan with you if the market response differs from what he expected.

Do you list properties on portals?

Ultra leads with off-market sales, where inventory reaches buyers before it goes public. Raghav agrees with each owner how a property is marketed. Ultra also has a developer profile on 99acres, which is linked from the footer of this website.

Collaboration deals

What share does the owner get in a collaboration deal?

The owner's share depends on the plot size, the colony and the floors allowed, so it is agreed plot by plot. The owner's share is set by the number of floors the owner keeps in the new building. The table above shows the split by plot size once Raghav publishes it. He confirms the figure for your plot, and talks it through openly, before you agree to anything.

Who pays for approvals?

Approvals and who obtains them are settled in the agreement before work begins, so there is no argument later. The builder pays for the approvals and obtains them. Raghav explains which approvals your plot needs and roughly how long each takes, and he sets out the responsibilities clearly at the terms stage, so you know the position before you commit.

What happens if the builder delays?

Delay terms, including rent support while you wait, are written into the agreement up front. Where the agreement has a penalty clause, the builder pays the penalty for delay, and rent support, where the deal includes it, continues. Raghav explains the delivery date, the remedy if it is missed and how rent support works in your agreement. Ask which protections apply to your deal before you sign anything.

NRI buyers

Can NRIs buy property in South Delhi without visiting?

Often yes. Raghav shares real, unedited footage of each property and verifies the papers, and a power of attorney can authorise someone to act at registration. Many buyers still visit once, but you do not need to travel for every step.

What are the TDS rules for NRI deals?

TDS rules depend on whether you are buying or selling and on the nature of the transaction, so confirm your case with a chartered accountant. Raghav explains where TDS can arise in the sequence of a purchase, but your accountant should confirm the rate and the procedure for your own situation before any money moves.

Verification

What if a document is missing?

The listing page shows that check as Pending, and Raghav does not mark it Done until he has seen the document. You can ask him what is outstanding, and why, before you decide whether to proceed with the property. If a document cannot be obtained at all, that is information you should have before you commit, not after.

Do you verify every property you show?

Raghav walks through every property himself and runs the five checks. The checklist on each listing shows which are confirmed. Nothing is marked Done without the document in front of him, so the page reflects the true position. If something is unclear, ask him which checks are still outstanding for the specific listing you are considering.

What does Pending mean on a listing?

Pending means Raghav has not yet confirmed that check, either because the document has not arrived or because he is still reviewing it. It is not a failure, but it is a question you should put to him before committing, along with when he expects to close it.

Charges and costs

Are Ultra's charges negotiable?

Raghav discusses the fee with you openly before any work starts, and the terms are agreed in writing. 1% of the total deal amount, charged to each party to the deal and paid after registration. On a collaboration, both parties pay it. Ask him how it applies to your type of deal. If your deal is unusual, such as a collaboration, he explains how the fee is structured for it and why.

When are the charges paid?

The fee is usually paid after registration of the property. Raghav states the terms in writing before work starts, so you know the amount and the timing before you begin, and you can ask for the figures for your own deal at any time.

How much stamp duty do I pay in Delhi?

Per the Delhi Revenue Department, stamp duty on a sale deed is 6% of the value when the buyer is a man and 4% when the buyer is a woman, charged on the higher of the price and the circle-rate value. Rates can change, so confirm them at registration. The calculator on this site uses these rates and lets you change them.
