Collaboration deals for South Delhi plot owners
In a collaboration deal, a plot owner and a builder redevelop the plot together instead of selling it outright, and each takes an agreed share of the built floors. Ultra Realty Estates has structured these deals in South Delhi since 2010. Raghav Chopra confirms the floors allowed, the owner's share and the timeline for each plot size.

Frequently asked questions
What share does the owner get in a collaboration deal?
The owner's share depends on the plot size, the colony and the floors allowed, so it is agreed plot by plot. The owner's share is set by the number of floors the owner keeps in the new building. The table above shows the split by plot size once Raghav publishes it. He confirms the figure for your plot, and talks it through openly, before you agree to anything.
Who pays for approvals?
Approvals and who obtains them are settled in the agreement before work begins, so there is no argument later. The builder pays for the approvals and obtains them. Raghav explains which approvals your plot needs and roughly how long each takes, and he sets out the responsibilities clearly at the terms stage, so you know the position before you commit.
What happens if the builder delays?
Delay terms, including rent support while you wait, are written into the agreement up front. Where the agreement has a penalty clause, the builder pays the penalty for delay, and rent support, where the deal includes it, continues. Raghav explains the delivery date, the remedy if it is missed and how rent support works in your agreement. Ask which protections apply to your deal before you sign anything.
How is a collaboration deal different from selling outright?
In an outright sale you receive a price and the buyer takes the plot. In a collaboration you keep a share of the finished floors instead. Ultra advises on both and helps you compare what each is worth for your particular plot.
How long does a collaboration take?
Timelines depend on the approvals required, the plot and the builder. After the old building is handed to the builder, construction usually takes 18 to 24 months, and the owner's portion is then handed back. The time from agreement to handover depends mostly on approvals and the size of the building, so Raghav quotes it per project rather than as one number, once he has seen the plot and its documents.
