How we verify a builder floor before you buy
Raghav Chopra runs 5 checks on every South Delhi property before showing it: title chain, ownership, sanctioned plan, completion or occupancy certificate, and parking allotment. He also walks through the property himself and shares unedited footage. A check shows as Done on a listing only after he has seen the document.

The five checks
- 1
Title chain
That ownership passed cleanly from owner to owner, with no gap or dispute in the sale deeds.
- 2
Ownership
That the person selling is the person the records name, and is entitled to sell.
- 3
Sanctioned plan
That the building was built to a plan the authorities approved.
- 4
Completion or occupancy certificate
That the authorities accepted the finished building for use.
- 5
Parking allotment
That the parking you are paying for is allotted to this floor in writing.
Worked example: how a listing page reports the checks
| Item | Detail |
|---|---|
| Listing | 500 sq yd, second floor, 4BHK, Greater Kailash 1, Rs 16 Cr |
| What the page shows | Each of the five checks as Done or Pending |
| When a check shows Done | Only after Raghav has seen the document |
| When it shows Pending | While the document is still being obtained or reviewed |
Every listing page carries the same checklist, so you can compare properties on the same footing.

Frequently asked questions
What if a document is missing?
The listing page shows that check as Pending, and Raghav does not mark it Done until he has seen the document. You can ask him what is outstanding, and why, before you decide whether to proceed with the property. If a document cannot be obtained at all, that is information you should have before you commit, not after.
Do you verify every property you show?
Raghav walks through every property himself and runs the five checks. The checklist on each listing shows which are confirmed. Nothing is marked Done without the document in front of him, so the page reflects the true position. If something is unclear, ask him which checks are still outstanding for the specific listing you are considering.
What does Pending mean on a listing?
Pending means Raghav has not yet confirmed that check, either because the document has not arrived or because he is still reviewing it. It is not a failure, but it is a question you should put to him before committing, along with when he expects to close it.
Why these five checks?
Together they answer the questions that decide a builder floor purchase: who truly owns it, whether it was legally built and completed, and whether the parking is really yours. A gap in any of them is what causes trouble at registration.
Can I see the footage before visiting?
Yes. Raghav shares real, unedited footage from his own walk-through, so you can judge the property before you travel. Message him on WhatsApp with the listing you are interested in and he will share what he has, including anything he recorded on the day he visited.
