Ultra Realty Estates

Collaboration value estimator for South Delhi plots

The collaboration value estimator shows, for plots from 200 to 1000 sq yd, the floors allowed and the indicative owner and builder shares, using terms Raghav Chopra has confirmed. It is indicative, not a valuation. Where a figure is not yet confirmed, the estimator says so, and Raghav gives you the number for your plot on consultation.

Indicative only, not a valuation. Figures are Raghav Chopra's confirmed terms for the plot size, and your own terms depend on the plot, the builder and the rules in force.

How does it work?

Choose your plot size and colony. The estimator looks up the floors allowed on that plot size and the owner and builder shares from a configuration file that Raghav confirms. Nothing is calculated from a guess: every figure shown comes from his confirmed terms.

The result is indicative. The floors actually allowed depend on the sanctioned rules for your plot, and the split you agree depends on the builder, the colony and the terms you negotiate.

It is not a valuation. A valuation needs a visit to the plot, a check of its documents and a comparison with recent deals, which Raghav does on consultation.

Frequently asked questions

How does the collaboration estimator work?

You pick a plot size and colony, and it shows the floors allowed, the owner's share and the builder's share for that plot size, taken from terms Raghav confirms. It looks the figures up rather than calculating them, so you only ever see numbers he stands behind.

Is the estimate a valuation of my plot?

No. It is an indicative guide to how a collaboration might be split. A valuation needs a visit, a check of your documents and a comparison with recent deals, which Raghav does on consultation. Treat the estimator as a starting point for that conversation.

Why does the estimator sometimes say a figure is not confirmed?

Because Ultra does not publish numbers that Raghav has not confirmed. Where a plot size has no confirmed terms yet, the estimator says so and invites you to talk to him, rather than showing a figure that might mislead you about your plot.

What should I do after using the estimator?

Share your plot details with Raghav on WhatsApp. He will confirm the floors allowed on your plot under the current rules, explain the likely owner and builder shares, and tell you whether a collaboration or an outright sale suits you better.
