Total cost of buying property in Delhi

The total cost of buying property in Delhi is the price plus stamp duty, registration charges and any brokerage. On a Rs 10 Cr purchase these are calculated from the rates the Delhi government notifies, which you should confirm at registration. Raghav Chopra's calculator on this site adds them up, and the table below works through the example.

What do you pay on top of the price?

You pay stamp duty and registration charges to the government, and any brokerage you have agreed.

Stamp duty is set by the Delhi government and can differ for male and female buyers.

How much is stamp duty on a Rs 10 Cr purchase?

For a sale deed, Delhi charges 6% for a male buyer and 4% for a female buyer, so on Rs 10 Cr the stamp duty is Rs 0.60 Cr or Rs 0.40 Cr.

The table below works through the full example.

Where do I check the current rates?

The current rates are in the Delhi government's notification, and they can change.

Always confirm them at the time of registration, and ask your lawyer or Raghav to check the figures for your deal.

Frequently asked questions

How much stamp duty do I pay in Delhi?

Per the Delhi Revenue Department, stamp duty on a sale deed is 6% of the value when the buyer is a man and 4% when the buyer is a woman, charged on the higher of the price and the circle-rate value. Rates can change, so confirm them at registration. The calculator on this site uses these rates and lets you change them.

Are registration charges separate from stamp duty?

Yes. Registration is a separate charge paid when the sale deed is registered, and it is also set by the government. The worked table lists it on its own line, so you can see the total of both charges on top of the purchase price.

Do I pay brokerage on top?

Yes. Ultra charges 1% of the total deal amount, which is on top of the price and the government charges, and it is paid after registration. Raghav states the fee before work starts and agrees it in writing, so you can add it to the total before you commit to a property.

What is the easiest way to see my total cost?

Use the property buying cost calculator on this site. Enter the price and the rates that apply to you, and it shows the stamp duty, registration and brokerage with the total. Raghav can check the figures for your deal if you ask.
