How to sell a builder floor in South Delhi

Selling a builder floor in South Delhi runs from pricing to registration. After a buyer's token the agreement to sell follows in about 2 weeks, and registration within about 3 months for a ready property. A buyer will ask for the title chain, ownership papers, sanctioned plan, completion certificate and parking papers, so have these 5 ready before you list.

How do you price it?

Price against recent deals for floors of the same size, floor and block in the same colony, not against asking prices alone. Raghav Chopra prices each property against its own comparables.

An overpriced floor sits unsold, and a stale listing loses buyers' interest, so start with a price you can defend.

Off-market or open listing?

An off-market sale shows the floor to selected buyers without a public advert, which protects your privacy and avoids visits by people who are not serious. An open listing reaches more people but also more idle enquiries.

Ultra works off-market first, and Raghav Chopra shows a floor personally to buyers who match.

Which documents should be ready?

Have the registered sale deeds, proof of ownership, the sanctioned plan, the completion or occupancy certificate, the parking allotment, property tax receipts and the mutation record. Missing papers are the most common reason a deal slows.

A buyer's token is usually subject to the documents, and is refundable if one is missing.

What costs does the seller bear?

Ultra's fee is 1% of the total deal amount, paid after registration. You may also owe capital gains tax on the sale and have TDS deducted from the price.

The capital gains and TDS articles explain these, and your CA confirms the amount.

Frequently asked questions

How long does it take to sell a builder floor in South Delhi?

It depends on the price, the papers and the buyers interested. After the buyer's token, the agreement to sell follows in about 2 weeks and registration within about 3 months for a ready property. Realistic pricing and clear papers decide how fast it moves, and an overpriced floor can sit for months.

Do I need a completion certificate to sell?

A buyer, and any bank financing them, will ask for it, and a floor without one is harder to sell and may sell at a discount. If you do not have it, find out why and whether it can be obtained before you list.

Who pays Ultra's fee when I sell?

A seller pays 1% of the total deal amount, the same as the buyer, and the fee is paid after registration. Raghav Chopra confirms the figure for your property in writing before you commit, and it is part of what you account for when you price.

Will I pay tax on the sale?

You may owe capital gains tax on the gain, and the buyer deducts TDS from the price. How much depends on how long you held the property, what you paid and whether you reinvest. Read the capital gains guide and ask your CA before you accept an offer.
