What are the steps?

First the papers are checked and an agreement to sell is signed. Then the stamp duty is paid, the sale deed is drafted, an appointment is booked and both sides visit the sub-registrar. After registration the deed is collected and the property is mutated in your name.

The table sets out all 7 steps and who does what. Raghav Chopra stays with a deal through registration so the papers you reviewed are the papers that get signed.

Which documents and IDs are needed?

Both sides bring photo identity and PAN, and the seller brings the title documents, the previous sale deeds and the latest tax receipt. Passport-size photographs and witnesses with identity proof are also needed, and NRIs sign through a registered power of attorney.

Your lawyer confirms the exact list for your deed, because the sub-registrar can ask for more.

How do you pay stamp duty?

Stamp duty is paid through an e-stamp certificate before the deed is signed. It is charged on the higher of the price and the circle-rate value, at 6% for men, 4% for women and 5% for joint buyers.

Registration adds 1% plus a Rs 100 pasting charge. On a Rs 10 Cr deal at the male rate that is Rs 0.6 Cr in duty and Rs 0.1 Cr in fee, as the calculator also shows.

How long does registration take?

The registration visit itself is short, but the timing of appointments depends on the sub-registrar's office. Plan the date with your lawyer and give yourself buffer before any payment deadline in the agreement.

For a ready property, Raghav Chopra's buyers usually have up to 3 months from the agreement to sell to pay and register.

What happens after registration?

Collect the registered deed and keep the original safe. Then apply for mutation so the municipal records, and your property tax bill, carry your name.

Update the electricity and water connections and the society or association records in the same month.
