How much do you save?
The saving is the difference between the male and female rates on the price. On Rs 10 Cr that is Rs 0.2 Cr, and the table shows Rs 5 Cr and Rs 20 Cr as well.
Registration of 1% is the same for every buyer. Rates as of October 2026.
Sole ownership or joint?
If the wife is the sole buyer the rate is 4%. If husband and wife buy jointly the rate is 5%, between the two. Joint ownership also gives both a recorded share in the property.
The rate that applies depends on how the deed names the buyers, so decide before the sale deed is drafted.
Does it affect home loans or income tax?
A bank lends to the people named as owners and usually wants the owners to be borrowers or co-borrowers. Discuss the structure with the bank before you decide whose name goes on the deed.
Where money from a husband funds a purchase in the wife's name, the income tax law has clubbing provisions that can add the income from that asset to the husband's income. Your CA explains how they apply to your case.
What else should you think about?
Ownership is a family decision as well as a tax one: it decides who inherits, who can sell and who is liable. Take legal advice on succession before you choose.
Raghav Chopra can show you the cost under each structure, so the stamp duty saving is weighed against these points.

Frequently asked questions
Is it cheaper to register a property in a woman's name in Delhi?
Yes. The Delhi Revenue Department charges 4% stamp duty where the buyer is a woman and 6% where the buyer is a man as of October 2026. Registration is 1% for both. Confirm the rate on your deed with the sub-registrar.
What is the stamp duty if my wife and I buy jointly?
Raghav Chopra confirms 5%, between the male and female rates. The Revenue Department page does not state a joint rate, so ask the sub-registrar to confirm it on your deed before you buy the e-stamp certificate, and ask your lawyer to name both buyers on the deed.
Will the bank lend if the property is in my wife's name?
Yes, but the bank lends to the owners and usually wants the owner to be a borrower or co-borrower, with income that supports the loan. Ask your bank early, because it can change whose name should be on the deed.
Does the tax department treat it as my income?
It can. Where you give your wife money to buy an asset, the income tax clubbing provisions may add the income from that asset to yours. The rules have conditions, so take your CA's advice before you transfer the money.
